The hotel industry is looking forward to a return to pre-pandemic normality. After a very difficult year for hoteliers in 2021, in which several of the planned investments were opened, 2022 looks very promising. If only the pandemic situation allows it, and this is still an unpredictable trend, new international hotel brands will appear in Poland.

OPENINGS 2021

  1. NYX Hotel (331 rooms) in the central part of the HB Revis complex next to the Central Railway Station, right next to the Varso Tower, the tallest building in the European Union. Height: 310 m. Hotel in a raw, neo-modernist style. The interiors were designed by the German architect Andreas Neudahm. The hotel belongs to the Israeli Leonardo Hotel chain, which already runs the second Leonardo Royal hotel in Warsaw at ul. Grzybowska.
  2. Arche Hotel Poloneza II (250 rooms) in Ursynów at Poloneza Street. The second part of the hotel, which together with Poloneza I opened in 2018, create a 400-room complex. Half of the hotel base is intended for guests who will stay here for more than a month.
  3. Tulip Residences (98 rooms), 3-star aparthotel at ul. Targowa 5, near the National Stadium, under the new brand of the Louvre Hotels Group chain. It is a hybrid concept of long-term accommodation combining living space with work and leisure. The offer is addressed to business clients.

PLANNED OPENINGS 2022

  1. FOCUS PREMIUM HOTEL (Mokotów). 234 rooms, 2 thousand square meters of conference space, restaurant for 200 people, 12 floors, four stars, at 15 Suwak Street, on the border of the Służewiec office district. Opening in spring. It will be the largest of 14 facilities of the Focus Hotels chain, which leased it from the development company Woronicza Prestige. (98 rooms), 3-star aparthotel at 5 Targowa Street, near the National Stadium, under the new brand of the Louvre Hotels Group chain. This is a hybrid concept of long-term accommodation combining living space with work and leisure. The offer is addressed to business clients.
  2. ROYAL TULIP APARTMENTS (near Wola). 5-star aparthotel in the Unique Tower complex being built by Marvipol at ul. Grzybowska 49. It will offer 318 apartments located on the lower floors up to the 16th floor in the main tower of the complex. The project was prepared by SUD Polska studio, and the interiors are the responsibility of the Tremend studio. The hotel did not have a categorization. Opening in the middle of the year.
  3. AUTOGRAPH COLLECTION (Old Town). The first hotel in Poland under the five-star Marriott brand. It is being built in the combined Branicki and Szaniawski palaces at 6 Miodowa Street in the vicinity of the Royal Castle. The opening of the hotel with 96 rooms, SPA, swimming pool and almost 1 thousand square meters of conference space, including in the added glass pavilion, is planned for the second half of the year. Investment of the Budizol development company.
  4. STAYBRIDGE SUITES (Ursynów). A 4-star aparthotel under the new IHG brand in Poland. It will offer 192 one- and two-room apartments. Construction was resumed in spring 2021 by the new investor Ferryman Development. The opening is planned for the fourth quarter.
  5. FLANER HOTEL WORLDHOTELS CRAFTED COLLECTION (Krakowskie Przedmieście 4/6). The hotel will offer 66 rooms in the former Harenda hotel. It was supposed to open last summer under the Sadie Best Western brand, but the pandemic suspended the investment, which is finally to open in the spring under another new brand of the BWH Hotel Group chain - WorldHotels Crafted Collection. The Warsaw office "Project Praga" is responsible for the project.

FURTHER PLANS 2022/2023

  1. MOXY (near Wola). 263 rooms at Towarowa Street. Construction is to begin next spring. The investor is a capital group led by Nusret Sancak, which owns the current Sangate Airport Hotel and opened Hampton by Hilton in Ochota last year.
  2. CAMPANILE – PREMIERE CLASSE (Okęcie). A hotel complex of the Louvre Hotels Group chain, which will be built on the site of the Sangate Airport Hotel (former Gromada Airport) with 352 rooms, which is to be demolished. The demolition is to take place in the middle of next year, and the construction of a new complex at the end of the year. The investor is a capital group led by Nusret Sancak.
  3. OCCIDENTAL (Śródmieście). A 150-room, 4-star hotel from the Spanish chain Barcelo Hotel Group, which announced plans to open it in 2019, and was to start in 2021 at the Elektrownia Powiśle complex. Construction at the intersection of Zajęcza and Wybrzeże Kościuszkowskiego streets started this year, and earthworks are underway.
  4. PURO HOTEL CANALETTA (Śródmieście). In mid-year, the Puro chain bought a property from Strabag Real Estate along with the final building permit for a 205-room hotel on Canaletta Street in the vicinity of Teatralny Square and Saski Garden. Its construction is to begin at the beginning of next year.
  5. PURO MARIANSKA (Śródmieście). In October, the Puro chain bought a plot of land on Mariańska Street between Świętokrzyska and Twarda Streets in a tender from the city. A 200-room hotel is to be built there. Four years ago, a plot of land was also bought on Waliców Street in nearby Wola for a hotel with approx. 350 rooms, but the chain is not currently mentioning this investment.
  6. BOUTIQUE PRAGUE HOTEL (Praga Płn.). A 5-star hotel with 99 rooms planned from 2016 in a renovated 19th-century tenement house connected to a new building in the Port Praski housing estate. It is to operate under one of the Marriott International brands – Tribute Portfolio. Construction work is ongoing.
